Assessor
The County Assessor is a constitutional officer elected to a four-year term, responsible for determining the fair market value of all real and personal property within Custer County for taxation purposes. The Assessor's Office maintains property records dating back to 1877 and administers property tax exemptions for qualified residents.
Services & Responsibilities
Discover, Locate and Assess all taxable property in the county. The Assessor collects data on all Property including exempt property. This data includes a description of the improvements, land size, assessed value, legal description, ownership, property address and owner address. The Assessors maps provides a general description of the site shape and size. The Assessor can not and does not levy taxes. The levying of taxes is done by a constituted taxing authority within each taxing district. Courteous answers and helpful assistance will always be provided by the Assessor and his staff.

Determining fair market value for all real and personal property in Custer County. Property is assessed at the appropriate percentage of actual value as required by Colorado law.

On or before March 1st:
Natural Resources declarations must be returned to the Assessor's Office
On or before April 15th:
Personal Property and Oil & Gas declarations must be returned to the Assessor's Office
May 1st:
Notice of Valuation (NOV) Real Property are mailed to taxpayers
May 1st through June 8th:
Taxpayers may question Real Property Valuations to the Assessor
June 1st:
NOV's for Personal Property, Oil & Gas, and Natural Resources are mailed to taxpayers
June 15th through July 5th:
Taxpayers may question Personal Property, Oil & Gas, and Natural Resources Valuations to the Assessor
On or before July 15th:
Taxpayers appeal to the County Board of Equalization the Assessor's value on Real Property
