Home Occupations
Operating a business from your home in Custer County requires filing a Notice of Home Occupation with Planning & Zoning. Home occupations allow residents to run small businesses while maintaining the residential character of neighborhoods.

What is a Home Occupation?
A home occupation is a business or commercial activity conducted entirely within a dwelling or accessory structure on a residential property, operated by residents of that property. Home occupations are subject to specific regulations to ensure they remain compatible with residential neighborhoods.
General Requirements
All home occupations must comply with the following requirements as outline in the Custer County Zoning Resolution.
Operational Standards
- Business must be conducted by residents of the property
- No external evidence of business activity
- No noise, vibration, smoke, dust, or odor beyond the property line
- No outdoor storage of materials or equipment
- Parking must be accommodated on-site
Employee & Customer Limits
- Limited number of non-resident employees (varies by occupation)
- Customer/client visits by appointment only
- No retail sales on premises (unless specifically permitted)
- No change to residential character of property
Signage & Advertising
- Limited or no on-premise signage
- Sign regulations per zoning district
- Business name may be listed on mailbox or door
- No billboards or off-premise signs
